THE PROPERTY
The Forge is a charming and characterful property occupying a prominent yet corner position, just off the High Street in the popular village of Fovant.
Originally constructed in Chilmark Stone, the property has been thoughtfully extended over the years to create a versatile home, combining period character with generous and adaptable accommodation.
Set within easy level walking distance of the village pub, shop and doctors’ surgery, the property is particularly well placed for village life, whilst its position on the banks of the Fovant Brook provides a delightful riverside aspect to the rear.
The generous sitting room provides a welcoming centrepiece, with a large feature fireplace creating an attractive focal point. There is also a conservatory and a separate dining room, together with a well-appointed kitchen/breakfast room and a useful study which could equally serve as a fourth bedroom if required.
The first floor provides two further bedrooms, served by a family bathroom, whilst on the ground floor there is an additional bedroom with a shower room conveniently positioned adjacent, offering an ideal arrangement for guests, dependent relatives or those seeking predominantly ground-floor living.
Whilst the property would benefit from some updating and modernisation throughout, this represents an exciting opportunity to create a truly individual home in a wonderful village setting. The combination of character, generous accommodation, useful outbuildings, ample parking and the peaceful riverside location makes The Forge particularly versatile and suitable for a variety of lifestyles.
OUTSIDE
Approached via a gated driveway, there is excellent parking for several vehicles, together with a useful detached outbuilding which offers considerable versatility. Currently providing valuable storage, this could potentially be converted to additional accommodation, a home office, studio or annexe-style space, subject of course to the necessary planning consents.
Inside, the accommodation is considerably more spacious than the exterior might initially suggest.
The gardens are very private incorporating two lawned areas plus an outside dining area and concrete pad which housed a workshop which could be reinstated.
To the front of the property sit the original stocks for the village, the stocks are Grade II listed but the house is not.

ANTI MONEY LAUNDERING
As of 2017, Estate Agents are legally required to undertake Anti-Money Laundering (AML) checks on all parties involved in the sale or purchase of a property.
Boatwrights Estate Agents Ltd are members of The Guild of Property Professionals and therefore use a professional service called Guild 365 to facilitate these checks. These checks must be completed before a property is listed for sale and as soon as an offer is accepted. There is a charge for this service at a cost of £30+VAT (per person) which is non-refundable. Boatwrights do receive small proportion of this fee in order to cover our administrative costs.
