The Street, East Knoyle

The Property
Having been a focal point of the village, The Old Stores is a most attractive, three-bedroom cottage that has been meticulously updated throughout yet maintains an enchanting sense of character and history throughout. The focal point of the accommodation is the impressive 23ft’ open plan living space whereby a central staircase creates a natural divide and interesting viewpoint to the room, with dual aspect windows providing plentiful natural light and French Doors leading onto the garden. The upgraded kitchen lies within an extension to the home at the rear of the property, with an additional utility space and cloakroom also featuring. Additionally, a useful porch/boot room is further positioned off of the living space. Upstairs boast three well-proportioned bedrooms, two with built in storage and modern sash style windows, whilst the family bathroom is a fantastic space that offers a shower and separate bath.

Outside
The property benefits from driveway parking which in turn leads to a single garage, before a gate accesses into the main garden area. Here the low maintenance garden allows for a large array of opportunities with the current owner keeping to several raised beds, shingled areas for potted plants and a hard standing seating area.

Location
The beautiful and typically English Village of East Knoyle is located on the Wiltshire/Dorset border with its surrounding area well known for its natural beauty and undulating countryside, yet is still extremely accessible, as the A303 is about two miles north of the village and provides access to the national motorway systems and airports via the M3 and access to the coast via the A350.

East Knoyle, the birthplace of one of England’s best known historical architects Sir Christopher Wren also offers a range of amenities in the form of a well thought of public house The Fox & Hounds, the Church of St. Mary, community shop and post office as well as variety of clubs including a drama club and wine society. There are also a number of footpaths within the village to be enjoyed throughout the seasons.

Schooling & Transport
The area is also very popular because of the excellent selection of schools at all levels. There are popular primary schools in the local villages and Salisbury has retained its grammar schools. Public schools in the area include Warminster, Port Regis, Bryanston, Sandroyd, Canford and Sherborne. Salisbury has the Cathedral School, Chafyn Grove, Leaden Hall and Godolphin.

The nearby towns of Shaftesbury and Gillingham and the large village of Tisbury located in the Nadder Valley have a range of services to cater for most everyday needs including a main line railway station from Tisbury to London (Waterloo).

Anti-Money Laundering
As of 2017, Estate Agents are legally required to undertake Anti-Money Laundering (AML) checks on all parties involved in the sale or purchase of a property.
Boatwrights Estate Agents Ltd are members of The Guild of Property Professionals and therefore use a professional service called Guild 365 to facilitate these checks. These checks must be completed before a property is listed for sale and as soon as an offer is accepted. There is a charge for this service at a cost of £30+VAT (per person) which is non-refundable. Boatwrights do receive small proportion of this fee in order to cover our administrative costs.
