Our step-by-step process takes the stress out of selling property. From your free valuation to preparing your home for the market, marketing it widely, negotiating offers, and progressing your sale, we’ll guide you through every stage with clear communication and honest advice.

We use the latest data from Rightmove, The Guild of Property Professionals, and the Land Registry, plus our in-depth local knowledge, to provide a realistic and competitive valuation that reflects your home’s location, condition, and unique features.

Once you’ve had your valuation, you can choose to put your home on the market straight away or take some time to prepare. We’ll advise you on small changes that make a big difference, such as tidying, decluttering, or a few simple touch-ups to help your home stand out.

We’ll then arrange to take professional photographs, produce accurate floorplans, and create a brochure that highlights your property’s best features. You’ll also complete a viewing questionnaire to help us tell buyers exactly what makes your home special.

Finally, we’ll carry out ID checks, finalise paperwork, agree your pricing, and marketing strategy. With everything in place, your property will be ready to launch to buyers.

Once you have confirmed that you are happy with your marketing brochure, we’ll target buyers who are actively looking. Your home will be listed on major property portals like Rightmove and promoted through our membership with the Guild of Property Professionals, giving you access to a wider audience, including London buyers.

In addition, we will promote your property on our own website, social media, in our offices and, where wanted, with a ‘for sale’ board.

Getting people to come and see your home can sometimes be the easy part. To us, viewings are the most important part of the marketing process. This is because we have approximately 30 minutes to showcase your home to its best to a captive audience, which includes telling potential buyers all about the surrounding area, your neighbours and the property itself.

While buyers are taking in visual aspects of the property, we’ll use your Viewing Questionnaire as a guide to highlight the details that matter most, making best use of the time available. Afterwards, we’ll give you honest, timely feedback so you know exactly how things are progressing.

When offers come in, our teams negotiation skills come into their own. We’ll always work hard to achieve the best possible price for your home and carefully qualify each buyer to check their exact buying position and ensure they’re serious and financially prepared.

Once you’ve accepted an offer, we’ll issue a Memorandum of Sale and mark your home as ‘Sold Subject to Contract’. From there, we’ll liaise with solicitors, surveyors, and mortgage advisors to keep everything on track.
